The Redisclosure Specialist is responsible for preparing, reviewing, and issuing revised mortgage disclosures when changes occur during the loan process. This position serves as a key point of contact for redisclosure-related activities and ensures that updated disclosures are accurate, complete, properly documented, and delivered within required regulatory timelines.
This role combines mortgage operations, regulatory compliance, and quality control. The Redisclosure Specialist works closely with internal departments to evaluate loan changes, determine disclosure requirements, resolve discrepancies, and support an accurate and compliant loan process.
Key Responsibilities
Prepare and issue revised mortgage disclosures when loan terms, fees, or other relevant information change.
Review loan changes to determine whether a revised disclosure is required.
Prepare Revised Loan Estimates, Change of Circumstance documentation, Closing Disclosures, and other applicable redisclosure documents.
Ensure disclosures comply with TRID requirements, applicable regulations, and company policies.
Verify the accuracy and completeness of loan information before releasing documents to the borrower.
Review supporting documentation to confirm that disclosure changes are properly justified and documented.
Monitor disclosure deadlines and ensure documents are delivered within required regulatory timeframes.
Identify discrepancies, missing information, or potential compliance concerns and coordinate timely resolution.
Communicate with processors, underwriters, closers, lock desk personnel, and other internal partners to obtain accurate loan information.
Maintain complete, organized, and audit-ready records for quality control and regulatory review.
Update loan systems and internal records to reflect disclosure activity and status.
Respond to questions from internal teams regarding redisclosure requirements and documentation.
Support loan production goals while maintaining accuracy, quality, and regulatory compliance.
Perform additional duties and responsibilities as assigned.
Location and Schedule
This is a full-time, office-based position in a modern, cozy environment in our Troy, Michigan HQ.
Our standard working hours are Monday to Friday, 9:00 AM to 6:00 PM.
Skills & Qualifications
High school diploma or equivalent
Experience in mortgage lending, loan processing, disclosures, closing, compliance, or a related mortgage operations function
Working knowledge of mortgage loan documentation and the residential lending process
Familiarity with Loan Estimates, Closing Disclosures, and Change of Circumstance requirements
Strong attention to detail and commitment to accuracy
Ability to manage multiple files, priorities, and deadlines in a fast-paced environment
Strong organizational, analytical, and problem-solving skills
Ability to identify discrepancies and resolve issues before documents are released
Effective written and verbal communication skills
Ability to work collaboratively with multiple departments
Proficiency in mortgage loan origination systems and standard business software
Preferred Qualifications
Previous experience preparing or reviewing mortgage disclosures
Knowledge of TRID, TILA, RESPA, and related mortgage disclosure requirements
Experience working in a high-volume mortgage environment
Experience with compliance reviews, quality control, or document auditing
Familiarity with mortgage loan origination and disclosure technology
